My name is James, from Ontario, Canada, l started renovating my father inlaws house he gave us 18 months ago.
Had to contract more out than l hoped to, due to allot of structure problems replacing about 70-75 ft of exterrior walls. The sill plate that sits on crawlspace block foundation was badly rotten many places missing some 2×4’s even missing 1-2 ft of the 2×4 walls.

Contractor had to build temp walls jack up roof and replace 70-75 ft of complete outside structure walls and sister about 30 floor joices allot of carpenter aunts.
The structure wall problems cost over $ 30,000 didn’t budget for had to replace siding couldn’t match up after replacing the 70 plus ft of 2×4’s and outside plywod
Some one had made house wiring so bad unsafe inspector wanted it replaced was only 60 amp plumbing had to be redone pippes were sodered a bunch of little pc the wiring plumbing trench back hoe total was $ 20,000 pretty much ended up rebuilding house to nearly new everything regret touching house.

Then l had a heart attack Jan/2012 waiting for operation recouop time have gone in the hole when complete about $ 130,000 or more.
At insulation stage doctor said l can resume work on it slowly but money very low only $ 5,000 left hoping can borrow enough to finish and sell it to l hope break even.
What l need urgent help with is how to insulate the attic was no insulation in attic for 28 years my father inlaw owned it.

The ceiling inside house was original roof about 5 1/2’’ thick panels placed across the beams on attic side it has black tar and gravel.
Before my father inlaw bought it in 1986 must have leaked prior owner put a stick roof/plywood about a 7-8’’ airspace between gravel side of original roof and the shingles roof which has 2 layers of shingles on it my father inlaw being cheap shingled over top green moss on one side of shingles.

How do i put in air styrofoam vents to move air from overhang sofit secure to plywood and stop blown insulation from plugging vents?
I can’t crawl inside to plug attic vents not even sure how to secure vents in airspace to plywood below shingles.
Was thinking of cutting holes in roof to put insulation and vents in attic second thought was insulate betwwen beam on living side of house then put vapor barier over it screw gyprock to beams did want beams showing but money short need cheapest way can do myself with ceiling tile ( original roof being 5 1/2 inches thic then R-20 inside beams would this be plenty of insulation then put vents in attic air space by cutting holes every other beam to put in atti9c vents or do l need ventilation where insulation is?

Beams inside are about 43-45 inches apart do l need to strap to screw gyprock to them if yes how far apart 16’’ or 24’’ and should the strapping across beams be 2×2 or 2×4’s?
please email me soon as possible reno insurance runs out aug/24th only at insulation stage thanks so much if anyone in Trenton, Belleville ontario canada could help me finish this house by aug/24 and wouldn’t charge real high wages l badly need help for insulation, drywall flooring install etc once house sells l could pay help more please thank you James Reeves ontario canada my cell 613-243-5291 home # 613-475-1663

Jim,

My word. I’m so glad you are still with us.

I can’t answer your questions but If I lived near you, I would crawl around in your attic for you. I just pray that this ordeal ends well and soon. Sorry Brother.

Mark
