I posted this at LJ but I thought it would be nice to have it posted here.
It seems like they could add a share button on LJ that would allow us remodelers to post projects on LJ that are wood related and be able to post them here at Refurbers. That way we can show our work and get replies at both sites. I like the idea Refurbers, but we all know where the party is – Lumberjocks.
The kitchen in this large 1927 Shingle style Cape Cod hadn’t been updated since the mid 70s.
The cabinets are painted maple with clear coated interiors. The drawers are dovetailed maple with Blum under mount, self closing slides. There are tray dividers, spice racks, knife drawer, and interior organizers.
The existing floor and ceiling framing were undersized, spaced at 19 1/2” centers, and 1 1/2” out of level.
The exterior wall framing and old plaster walls were cut and patched from multiple repairs.
The radiators, electrical, and plumbing were replaced.
The crawl space was full of debri and old cast iron plumbing pieces that were left after repairs… and a cowboy boot. We never bury our construction debri or leave existing garbage from previous contractors.
We lowered the floor framing 1 1/2” to allow for radiant heat under the oak flooring and at the same level as the dining room. There was a 5/8” difference in the floor elevation from the existing dining room door to the hallway opening. Once I got past the cabinets, I “warped” the floor to make the existing floor line up flush. You would never know.
The “lunch table” peninsula was the clients idea as I had originally proposed a small computer desk area.
For the last 30 years the homeowner has been using a pull out bread cutting board and a stool to have lunch and spend some time with the Mrs. in the kitchen. So, this turned out to be a great choice.
I really had to step up and commit to make this work.
Lets see, convince the client to relocate the laundry room upstairs (see Steers laundry post)
Move a load bearing wall back 5 ft. by adding hidden structural beams, raise the old floor and back door 8”, relocate AC panel and 1 1/2” gas line
Replace the old cast iron radiators with radiant heat under oak flooring and keep it at the same level.
Find room for seating for two, tall storage cabinet, cook book storage, TV and phone.
Install a louvered pocket door to hide utility room and still have access door to kitty litter box.
leave enough room to get to new back door and hallway. No problemo.
Nice cat door under the table! Thanks!
The 4 ft. stove and vent are made by Thermador.
The tile was custom made from Italy and took 2 months to get.
The home owner and I worked together looking at pictures and making drawings on the wall until we came up with this design. We decided to focus more on texture and kept it simple. I personally installed it as I wanted to make sure it came out just the way she wanted.
The exterior back porch area was a mess with old cable and telephone boxes so we removed and replaced them inside. The window is a Pella Architectural series with true divided lights.
This project really turned out nice.
It was one of my favorite projects and they are by far one of my best clients.
